The property Schirndinger Strasse 5 with the Prellhof is located on the main road through the village of Hohenberg an der Eger. The village is made up of old half-timbered houses, mostly family houses from the 30's – some buildings from the 60's/70's replace war-destroyed houses of the last century, one of these being the residential house of the Prellhof.

 

Its location in a structurally weak area of Germany at the border to the Czech Republic enabled young people to acquire the property of approx. 3,500 sqm. It is paramount to be all the more careful in handling the investments here, using them as effectively as possible, since the budget does not allow to turn the whole property around in one go.

 

This is assisted by special municipal support within the range of action of the city Hohenberg; this promotion program of the city applies to local improvement – not only in the monument range, but also with regards to preservation and use of historical building fabric and the restoration to historical qualities.


The first construction phase in the residential building comprises the energetic renovation and repair of the previous building as well as the addition and upgrading of the small, previously unused annex. Here, the space is enhanced by the special cubature as well as the expansion of the attic.

 

The roof is energetically upgraded on the inside according to static calculations, with minimum thermal insulation, a vapour barrier and drywall shell; the facades are insulated with plaster, the windows are renewed and some larger ones are installed on the courtyard side, including a large new dormer window for better lighting of the attic space.

 

In regards to heating, the old oil system is removed and replaced by a heat pump based on geothermal energy/earth probes.
