Project management for LAI Berlin: Krausen-/Axel-Springer-Strasse in Berlin,

New construction of a residential and commercial building with a mix of uses as an urban component in Berlin Mitte.

 

The main focus of the project is the hotel use with 250 rooms on 5 levels with seminar area and associated administration, but there will also be a fitness and wellness studio, a car dealership and various commercial units, restaurant and café. The building has 20% residential use according to the B-Plan.

The building also functions as a city block and perimeter block development with two inner courtyards and multifunctional use in direct connection to the historic Krausenhöfe.

 

The base area has two storeys of glazing for the hotel foyer, lobby, gastronomy as well as commercial and public functions, and the 5 upper storeys are constructed in a flush ceramic curtain facade with large-format windows and glazed parapet. Inside, the hotel floors are set around a closed inner courtyard and the residential floors (flat sizes 45-120 sqm) lie in the connection area to the Krausenhöfe with an inner, passable second courtyard.
